Spring Hill Condos selling fast…
Our team is running the sales for the condo conversion as Spring Hill Condos. We opened up to the public around St. Patricks day and currently have about 100 units under contract. This conversion is 264 units and our original goal was to sell out in around 18-24 months. With the current pace of sales we should be able to sell much faster then our original goal.

Is the agent “Buying the Listing”?
“Buying a Listing” is what I call it when an real estate agent is willing to tell a homeowner that they feel the home should be listed higher than it is really worth. The agent claims the home is worth an inflated price so the owner will get excited and hire the dishonest agent. With their lies they “buy the listing”.
Just the fact that an agent is willing to misrepresent what a home is worth to get a listing shows a lack of ethics and shows they don’t really care about the client. What really happens with an overpriced listing? [Read more →]

As a listing specialist one of the hardest thing to do is price a home correctly. List Price has become even more important now that the market has become softer. Price a home to high and it will cost sellers thousands in extra carrying costs and price it to low and you give it away and cost sellers thousands of dollars. Either mistake can be just as costly.

Important news about PMI
One of the biggest problems with Private Mortgage Insurance (PMI) has always been that it isn’t deductable. This is about to change. Here is what I just received from my loan officer:
“As you probably know, Private Mortgage Insurance (PMI) is required anytime a loan is taken out with a “loan to value” ratio of 80% or higher…yet historically, these Mortgage Insurance premiums have never been tax deductible.
But Congress just passed a law with a change to the tax code which will allow Mortgage Insurance Premiums to be claimed as tax deductions for households earning less than 100k annually. [Read more →]
